1st House Flip

Don and I have talked a long time about maybe trying our hand at flipping houses.

Well, this one sort of fell in our laps so we decided to go for it and give it a try.
      
There was a lot of needed work inside and out. 
First thing was to have...
...Buddy remove the wheelchair access and porch railing.

Next, Roger and Bobby wanted to see what was under the rotting wooden porch.

What did we find? Lots of  extra work and dollars we did not anticipate! 

Roger and Bobby started on the foundation repair. It was a big job but they got it finished and it looks great.
Fantastic job you two.

We decided the windows needed to be replaced too.


 ...and the abestos siding had to go!

Time to pick the outside colors. We decided to go with 3 different colors.

We finally decided on these three.

Now for siding and window installation.


Old porch ceiling came down, new one went up.

Roger and Bobby got busy working on the porch

They filled the porch wth gravel. This is such a 
cool way to do that. 

Then came the concrete. 

Roy, Roger, Bobby and Dustin, you guys did an awesome job on this porch and steps.

We had a new front door installed.

I couldn't decide whether to leave the shutters off but in the end I painted them and Don put them back up. I think they look really good.

We replaced all of the posts but decided not to install new railing.

We had the gutters and down spouts replaced.

Time for the base of the house. Don scraped it all the way around. Roger and Bobby tuck pointed the joints after that. Then I painted it the same color as the trim and shutters. I love the color and how it blends in with everything.

We had just as much work going on inside the house at the same time

I couldn't wait to get started on this fireplace. I ws hoping there would be a beautiful piece of wood on the mantle but it turned out to concrete. 

I wanted to brighten it up by painting it and the wall above it white. 

While I was working on it, Don worked on the the wall where we decided to take a window out. Just did not like the location of it at all. I am sure it was put there to let more light in but it just had to go. It was a big job but he got it finished and it looks great.

We turned the pantry into a 1/2 bath. 
Really happy with how it turned out. 

Don went to work redoing this doorframe. The arched opening was to wide for a door so he needed to close it in. Great job Don. Looks so good! 
After all the dirty, dusty work was finished, I got busy and painted the entire house.

Don decided to strip 106 yrs of paint from the door frames. That was quite a job. Jackson came over to lend a hand. 

We decided to redo the counters, sink and backsplash. Don went to work on it and wow! What a beautiful job he did on this. We love the outcome.

After he finished, I cleaned and polished the cabinets and cleaned the hardware. They came out looking nice. 

I painted the grates brown after pressure washing and acidizing them.

Finally, it came time for the carpet. We were so excited to get it in, knowing the end was near.

We love how the counters, backsplash and sink turned out. Great job Don!

Finally finished. Notice the corner wall in large picture. Thats where the window was. Great job covering that up Don.




We were so happy when the for sale sign went up.



We did our homework on realtors and decided to go with Amanda Shuler

Now lets get this house sold!!!
